History of the Practice

Kernick Animal Hospital is located in Penn Hills Pa, 25 minutes east of Pittsburgh. This quaint small animal practice was started by Dr. Kernick in 1914. His son, William Kernick continued the tradition taking over the practice in 1954 until Dr. Messenger bought the practice in 1990.
The clientele is loyal as we've been serving many families for 3 generations.

What makes this practice special/Major selling points

Taken together, the real estate and practice offer a relatively modest investment that will serve the owner well for years to come.
Practice ownership allows for personalization of medical services, hours of operation as well as scheduled time off as desired. The learning curve for owning a practice is not very steep and I will be available to help make the transition as smooth as possible.
As an established practice we have a large clientele and are currently unable to respond to all requests for service. I have limited my workload to 32-35 hours per week which could be expanded. Additionally, our prices for some services are much lower than other practices and can be increased, significantly increasing revenue.
The office building is small meaning low overhead expenses. The parking lot was repaved in 2021 and the the roof was replaced 4 yrs ago. It is a functional building in spite of it's size, having a waiting room, reception room, exam room, lab/pharmacy, surgery room and back office. There is a separate area downstairs housing the xray machine, additional treatment area, kennel space and storage.
Included in the sale is a 3700 sq/ft house, which sits behind the office, on 4 acres providing a more private setting than one would expect for a suburban area. It is a 4 bedroom, 2 1/2 bath, story and a half Cape cod with a double integral garage and 2 fireplaces. With a house nestled behind the office, there is no commute saving time and money.
Pittsburgh provides many nearby attractions such as the Carnegie Science Center, the National Aviary, Pittsburgh Zoo and PpG Aquarium, Phipps Conservatory, Keystone and Moraine state parks,
Rachel Carson Homestead, nearby Fallingwater and Laurel caverns, as well as many rivers for fishing and boating. Home to the Three Rivers Art Festival and The Strip District for international markets and shopping, Pittsburgh has countless places to explore.
