Veterinary Practice Opportunity

Well established small animal veterinary practice operating in a historic area facility with a solo veterinarian producing revenues that approximate nearly $50,000 per month. Traditional veterinary services (medicine and surgery) are currently offered along with limited boarding. The practice enjoys a great reputation and the main source of referrals is by word of mouth. Payments are made primarily with cash and credit card with minimal accounts receivable. This is a top-notch veterinary practice in a quiet stable community within a medium sized metro area.

The facilities are in good condition and many positive comments are received about the condition, cleanliness and lack of odors commonly associated with other veterinary practices. There are approximately 1500 square feet in the main facility, with an additional 1500 square feet of kennel space/storage. Additionally, there is an adjacent lot along one of the main thoroughfares of the city allowing for excellent exposure and possible future expansion of the facility. Vacant land size approximates 5000 square feet (50ft x100ft). There are 2 exam rooms with a centralized pharmacy. Separate areas exist for lab, surgery, prep, x-ray, one doctor's office, and two kennel/cage areas. All areas are well maintained. The practice is well equipped and staffed with enthusiastic employees. Staffing generally includes 4 full-time and 3 part-time employees. Pay is hourly in the range of $11.50 to $16.00 per hour. Benefits are given to full-time employees. Cross training is reported to be moderate. Management is provided by the owner-practitioner with assistance of a practice manager/receptionist.

The practice ( the business only) was valued at $335,000 by a CPA familiar with valuation methods, but the owner desires a timely sale and will offer the practice at an attractive price and favorable seller terms to qualified buyers. This will include a no money down offering, if desired by a qualified buyer. The real estate will also be offered for purchase with favorable seller terms. Owner transition assistance (defined in purchase agreement) will be provided at no charge and the owner would agree to part-time employment (if desired by the potential buyer) to assist in transfer of goodwill, expansion of the practice and/or relief work for the new owner. The seller has ideas on how to grow the practice, but after 45 years of clinical practice, transition to retirement has become the primary objective. Average charge per client approximates $94 for the selling doctor in 2023. Current professional labor is 24 scheduled clinical hours/week for one doctor.
